    How to Rent a Laidlaw Lettings Property

    Renting a property from Laidlaw Lettings is easy.  We know how difficult it is to secure a property so we make it as straightforward as possible.

    Simply have a look through our properties, contact us to arrange a viewing and if you choose you can reserve it there and then at the time of the viewing. You will be asked to fill in a reservation form providing your details as well as two references.  

    We accept the following as referees:

    • Current landlord

    • Current employer

    If you are a student we would require you to have a guarantor who will need to complete a guarantee agreement, in addition to the two references.

    

    The lease documentation would then be sent to you within 48 hours of the viewing to be read through and signed.  The first month's rent and deposit (equivalent to one month's rent) would be required to be paid two weeks' prior to the lease start date.  The remaining rent is then paid by standing order.

     

    At the start of your lease you will be given a Tenant Information Pack, including a copy of all lease documentation, gas and electric certificates, EPC and inventory.  You will have ten working days to complete the inventory with a condition report on each item.  Once received, Laidlaw Lettings will send you a duplicate of the updated inventory for your own records.

     

    How to Book a Holiday Let

    Simply look through our properties available for holiday let and contact us with your dates.  Laidlaw Lettings will send you a booking form.  A deposit (equivalent to 50% of the booking) would be required to be paid within three working days to secure the booking.  The remainder of the rent would be required to be paid one month prior to the booking.

     

    What is Included in the Rent?

    For long term leases (six months plus), utilities and council tax are not included in the rent. 

    Short term / holiday lets (five months and under), utilities and council tax are included in the rent.  Broadband is also included, however usage limits may be in place.

     

    What is My Deposit Used For?

    The deposit is used for any breakages or damage to the property or inventory items, outwith wear and tear.  For long term leases the deposit is transferred to My Deposits Scotland as per the Tenancy Deposit Scheme.  For short term/holiday lets, the deposit is held in a client account.
